Features of replacing risers in modern water supply systems. How is the installation of water risers in an apartment building carried out?

Entering new apartment, we will never see rusty and dilapidated pipes there. If you wish, you can create design masterpieces without thinking about replacing the risers in the house. When the apartment is already over thirty, you will not get off with cosmetic repairs. Often in such houses, water supply and sewerage systems fail, pipes and risers leak. Buying new plumbing fixtures will not solve the problem. Even installing a pipeline inside a dwelling made of modern materials does not always help. Need to replace the risers in the apartment. Perhaps the root of all evil is there.

Riser change: legal aspect

The riser is the common property of the managing organization (housing office, housing department, etc.). A contract is drawn up with this organization. Let's highlight the main points in a typical document.

1. The employer (that is, we, mere mortals) is obliged to carry out current repairs in the occupied premises (at our own expense):

  • whitewash, paint or paste over walls, ceilings;
  • paint floors, doors, window sills, window frames;
  • paint radiators;
  • change window and door devices;
  • repair intra-apartment engineering networks (heating, hot and cold water supply, electrical wiring, gas supply).

2. The landlord (the one to whom we pay for the apartment) is obliged:

  • participate in the worthy maintenance and repair of the common property of an apartment building;
  • carry out major overhauls of living quarters.

If the lessor does not fulfill these obligations or performs improperly, then the Lessee has the right, at his choice, to demand:

Thus, the replacement of risers in a municipal apartment, as well as in the premises of an apartment building, must be carried out by the management organization at no additional cost.

The pipes must be dealt with separately. Everything that goes from the riser to the first shut-off valve is the common property of the managing organization. If there is no shut-off device up to the mixer, then this area is also a common property. Everything after the valve is repaired by the employer for his own money.

One more point: if the house is not the property of the housing department, then the repair of the common property is paid for by all tenants.

Replacing riser pipes in an apartment

Risers of hot and cold water supply, heating and sewerage can be changed. Step by step the work will look like this:

1. Dismantling of old risers.

2. Installation of new pipes for heating, sewerage or hot water.

3. Connection to wiring, control over functioning.

Let's take a look at the systems separately, how the risers are replaced in apartment building.

Replacing the heating riser

Ideally, the entire span should be changed. The neighbors should also take care of the renovation work. In practice, it turns out differently. Perhaps the neighbors have already replaced the riser and pipes. heating system... Or they don’t need it, and so everything is fine. We act already on the spot, depending on the current situation.

Stages of replacing the heating riser:

1. Shut off the system and release water from it (this can only be done through the housing department). If replacing the heating riser is not a necessity, but only a whim of the owner, then all work will be paid.

2. Cut out the old pipes with a grinder, carefully pull them out of the floor slabs.

3. Outline the area where the new radiators will be located.

4. Set the battery on a level, screw in with a punch.

5. After installing the battery, the pipes are connected. The top and bottom of the radiator should go towards the neighbors.

6. Install a jumper and run water into the riser.

The jumper will help block a certain section of the system in the event of a leak. The rest of the network will continue to work.

Replacement of water supply risers

As a rule, cast iron pipes are changed to polypropylene ones. And this replacement is justified. The advantages of the new material:

  • resistant to corrosion;
  • has an ideal smoothness of the inner surface, so that limescale does not accumulate;
  • characterized by high durability and environmental safety.

If the hot water pipes change, then you need to look for options that are resistant to high temperatures.

Preparatory work:

  • drawing up a diagram where the wiring to the bathroom, toilet and kitchen will be marked;
  • calculation and purchase of materials.

Stages of work:

1. Settlement of all issues with the managing organization and neighbors.

2. Dismantling the old water supply system.

3. Marking areas for clips that are used to fasten pipes to the wall at the place of distribution.

4. Cutting new pipes. Cleaning the adhesion sites, treating them with alcohol.

5. Preparation of the welding machine. A Teflon nozzle is used for welding polypropylene. The required temperature is two hundred and fifty degrees.

6. A pipe and a fitting are put on the heated apparatus at the same time. They are scrolled to the full depth of the nozzles.

7. When the elements are hot, they must be removed and connected.

Even before heating the pipe and fitting, marks must be made on these parts. To what point the connection will be made.

8. To solder your own riser with the neighbor one, a special coupling is used. If the neighbors have metal pipes, then use an adapter sleeve.

With the help of soldering, the entire system is assembled, water is connected and the tightness is checked.

Replacement of sewer risers

It is better not to mess with the sewer risers yourself. This pipe is large and heavy. If she suddenly falls down, she will break the neighbor's or basement system. An emergency situation will be created, which will have to be eliminated at your own expense. Therefore, it is best to go to the management organization and achieve the replacement of the sewer riser.

Schematically, the work of plumbers can be represented as follows:

1. Dismantling the old system. Punch holes in the ceilings and pull out the pipe.

2. Installation of a new riser. They start from the bottom. One pipe is inserted into the other using a rubber ring.

3. The upper point of the pipe, as a rule, goes to the attic, or goes into the sewer riser.

If the riser is not changed to the neighbors from above, then the new pipe is simply inserted into their old one.

In modern residential and non-residential premises one of the main elements of a water supply system are risers, which play an important role in such a system. In risers, pipes can be used that are made of different materials: cast iron, PVC, copper, etc.

A riser should be understood to mean any pipeline that is in a vertical position.

Risers have certain placement principles:

  • each group of water-folding devices, which are close to each other, corresponds to one riser;
  • the preferred location for the risers is the bathroom;
  • the riser is placed on a certain side of the water-folding devices that are close to each other;
  • between the riser and the wall, a gap of three to five centimeters must be observed;
  • a shut-off valve is provided in the riser.
During the operation of risers, it becomes necessary to repair them, as well as to replace them.

As a rule, replacement of water supply risers is carried out in the following cases:

  • the term of their use has expired (the warranty period is twenty-five years, and in emergency condition they come in about forty years). In the event that pipes and risers in the water supply system of the premises are not replaced in time, the threat of an emergency in its operation will increase;
  • when the need arose for a major overhaul. The renovation of the bathroom begins with changing the risers of cold and hot water. In modern premises, the risers are covered with facing tiles, which makes it difficult to access them. Although this helps to improve the appearance of the room, it increases the labor costs for carrying out repairs.
It must be borne in mind that when replacing risers in residential and non-residential premises, work must start from the floor and move towards the ceiling. Replacement of pipes should also be in those places where the overlaps are located, since in those places they are subject to increased wear. We install riser valves on prepared threaded connections.

During the replacement of risers, it is often necessary to intervene in the engineering structures of a building, which requires approval from the relevant authorities. The same applies to such an operation as the transfer of risers, which are sometimes carried out in residential premises (mainly due to the redevelopment of the premises).

When replacing risers of cold and hot water, the same work is carried out as during installation water pipes (the only difference will be the selection of a nozzle for a soldering iron of the required diameter). As for the hot water supply system, pipes are mounted here that do not deform under the influence of temperature.

Features of replacing risers in the heating system

Before carrying out work related to the replacement of heating risers, it is necessary to coordinate this issue with the neighbors who are above and below. This is due to the fact that there will be no special effect when the risers in the floors are the same.

It should be noted that the replacement of heating risers in the premises is carried out in several stages:

  • The risers overlap, and water is released from them (for this, the help of specialists from housing and communal services is needed).
  • Old pipes are cut out with a grinder, and they are dismantled.
  • The marking of the places where the battery is installed is carried out.
  • Sets the battery using a punch and a level.

The cost of replacing risers in communication systems

Given the fact that work related to the replacement of risers requires the use of special equipment, as well as the labor of skilled workers.

Their cost may depend on a number of factors:

  • the complexity of work on replacing risers in the heating and water supply system;
  • a type of pipes that are used when replacing risers;
  • other factors.
It should be noted that work on replacing risers must be trusted by qualified specialists, and not carried out on our own. This is due to the high level of complexity of these works, as well as the possible serious consequences that may occur due to improper replacement of the riser. Therefore, the replacement of risers must be carried out under an agreement with a company that has permission to carry them out.

The use of quality and modern pipes when replacing risers in a heating or water supply system, it will contribute to the fact that these communication structures can be used for a long time. In addition, this will significantly reduce the risk of unforeseen situations in the process of functioning of these communication facilities.

In old houses, the failure of the water supply system is not uncommon. And the installation of an intra-apartment pipeline made of modern materials or the acquisition of new plumbing fixtures does not solve the problem. Only the complete replacement of the water supply risers in the apartment helps. We will consider in more detail what requirements should be observed when performing a replacement and what stages the installation includes connecting the system.

The water riser is a vertical section of the pipeline equipped with a shut-off valve at the base. It is a common property.

Therefore, its replacement should be carried out by the managing organization (housing department or housing department) without additional payment from the employer.

Risers are equipped with taps, with the help of which they increase or completely shut off the water supply; they are changed along with the replacement of the pipeline

The owner of the apartment only needs to write an application addressed to the manager of the HOA, indicating in it the problem that needs to be solved. The only exception is the case if the house is not the property of the housing department. In this situation, the repair of the common property is carried out at the expense of the tenants.

The common property includes everything that is located in the area from the riser to the first shut-off valve. If a shut-off device is not provided up to the mixer itself, then this section, inclusive, belongs to the common property.

For their own money, the employer must repair and replace only what is located after the shut-off valve.

If the owner of the apartment plans to carry out major repairs and at the same time make hidden gasket pipeline, or he decided in connection with the redevelopment to move the riser to a new place - all work will be done at his expense.

Any redevelopment associated with the use of home property, including apartment risers, must be coordinated with the managing organizations. Only by handing over the appropriate permission in writing, he can invite the installers of the management organization or a private company to carry out the work.

When is replacement required

The need to replace the vertical pipeline arises in two cases: upon the expiration of the metal structure's shelf life and when a complete repair of the bathroom is performed.

Depending on the conditions, its replacement is performed in one of two modes:

  • planned - when water pipes are worn out;
  • emergency - in the event of a malfunction and a leak.

In old buildings, "native" apartment risers are made of galvanized or cast iron pipes. Metal structures are subject to corrosion and therefore require replacement.

Corrosion is the main enemy of cast iron and steel pipelines; it “corrodes” faster risers with hot water supply than with cold

It has been noticed that pipes wear out the most in interfloor ceilings... Therefore, the joining of the new pipe with the old one should be done outside the ceiling: in the bathroom of neighbors living on the floor below or above.

For metal pipes, the service life is about a quarter of a century. In reality, they last much longer. But after forty years of service come into disrepair.

The use of metal pipes after the warranty period is not recommended for the reason that they can burst at the most unexpected moment.

Even if the pipes look intact after the end of the operating period, it is still recommended to replace them. This is due to the fact that a pipe worn out over time can burst at any time, which will lead to great material damage both for the owners of the apartment and for neighbors who have suffered from flooding.

In a planned mode, it is recommended to replace pipes at the stage of overhaul. When arranging modern interiors, the pipeline is usually "hidden" in the wall, and therefore it will not be easy to get to it in the event of an emergency.

If you dream of installing a new jacuzzi or purchasing auxiliary equipment for the bathroom, then the transfer of the vertical pipeline cannot be avoided

Cast iron pipes, as a rule, are changed to polypropylene. And this choice is fully justified by a number of indisputable advantages that the polymer possesses. These include:

  • resistance to corrosion and aggressive influences;
  • the smoothness of the inner walls, which prevents the accumulation of limescale on the inner surface of the pipeline;
  • high strength;
  • environmental Safety.

For arranging a pipeline with cold water, ordinary metal-plastic and polypropylene pipes of the corresponding diameter are suitable, and for supplying hot water - pipes intended for heating systems. They are characterized by higher strength and increased resistance to deformation.

Manufacturers of polypropylene pipes claim that the service life of products is about 50 years, and those used for supplying cold water - in the region of 100 years.

The inner surface of polypropylene pipes, which is in contact with drinking water, meets all sanitary standards, and the inner diameter of the products does not change during operation

Compared to metal structures, the installation of polypropylene pipes takes much less time. The use of welding technology allows you to obtain a strong and reliable connection with minimal effort.

Water riser replacement technology

Water supply risers are located in the bathrooms, placing them at a slight distance from the wall. The riser must be equipped with a shut-off valve, with the help of which the water supply to the apartment is shut off.

Ideally, the entire span should be changed. But in practice, this does not always work out. As a last resort, you should replace the area from the floor to the ceiling. In this case, it is unacceptable to renew only a short piece of pipe that has been exposed to rust.

One riser has a whole group of water intake devices, including a washbasin with a bathtub or shower stall, a toilet bowl and a bidet

If the replacement of the riser occurs in an apartment building, neighbors should be warned in advance about the time of the repair work. With neighbors living in apartments located directly above your top and bottom, you should agree on the possibility of performing work on their territory. After all, new pipes will pass through the ceilings.

If consent cannot be obtained, pipe connections will have to be performed within your bathroom: above the floor and under the ceiling. At the same time, it is imperative to provide access to the places where the pipes will be joined in order to quickly eliminate it if a leak occurs.

Selection of the required materials

Having settled all the issues with neighbors and the managing organization, you can start drawing up a diagram. Its compilation will allow you to determine the layout of the bathroom piping and calculate the amount of consumables.

To carry out the work, it is necessary to prepare:

  • polypropylene pipes D110mm;
  • fittings of the appropriate diameter;
  • metal clamps;
  • silicone sealant.

Pipes for the installation of a vertical pipeline should be chosen with a diameter that is equal to the cross-sectional size of the dismantled elements.

To connect the sections of the riser to be replaced with neighboring ones, couplings and expansion joints D110mm are used. To condense plastic pipe in a cast-iron bell, rubber cuffs are used.

In case of displacement or alignment of the vertical pipeline, additionally purchase a couple of pieces of plastic bends with an angle of 45 ° C, having a diameter of 100 mm

At the same time thought over finishing riser: the need for noise and heat insulation, the structure and design of the box.

Of the tools you will need:

  • bulgarian;
  • 3-4 cutting discs D125mm;
  • threading tool;
  • adjustable and gas wrench;
  • building level;
  • simple pencil;
  • screwdriwer set;
  • chisel;
  • hammer;
  • roulette;
  • crowbar (for use as a lever).

It is necessary to prepare in advance protective equipment: a hat, a respirator, goggles and thermal protective gloves.

To simplify the process of dismantling cast iron pipes, the use of a pipe cutter will help - a tool equipped with cutting rollers or rollers that help to obtain an even cut with smooth edges at the cutting points

To weld polypropylene pipes, you need to purchase or rent a soldering iron equipped with Teflon nozzles of different sizes.

Utilities assign work to replace the riser on weekdays in the time interval from 10 to 15 hours, when many tenants are at work. This allows you to minimize the temporary inconvenience of limiting the operation of the system.

The shutdown of the existing pipeline is carried out with the involvement of specialists, but not independently. On average, repair work takes from 30 to 60 minutes. But in order not to miss important details, you should not rush too much.

Dismantling old pipes

Dismantling of a vertical pipeline made of cast iron is one of the plumbing works increased complexity. To perform them, you must have sufficient experience with an electric tool and strict adherence to safety precautions.

It is important to understand that the quality of the installation of a new pipeline largely depends on how correctly the old one was dismantled.

The first step is to shut off the system and drain water from it. This work must be performed by a representative public service. You shouldn't break the rule - otherwise you will get an administrative penalty.

With the help of a grinder or pipe cutter, old pipes are cut out. For this, two horizontal cuts are made at a distance of 10-15 cm, converging to the edge of the pipe located near the wall. To prevent the upper part of the pipe from sagging, it is better to make the cuts at first not completely.

To separate and remove the cut ring, wedges can be driven into the sides of the horizontal cuts, or vertical cuts can be made.

The upper piece of the pipe is cut to a design height equal to the length of the shaped part, which will be pressed during installation. The task of the wizard is to make the notch plane perpendicular to the axis of the pipe itself.

To simplify this task, use a strip of masking tape as a guide. It is glued around the circumference so that the end exactly overlaps the beginning.

To remove the lower section of the riser, the pipe is carefully loosened, being careful not to damage the bell. The solution at the junction is hollowed out along the perimeter. The cut pipe pieces are removed using a wedge or a crowbar.

In the old days, cast iron pipes were connected in one of two ways:

  • by chasing seams with cement-sand mortar;
  • by filling the joint with gray.

To remove the hardened cement mortar, the top layer of the seam is picked out with a screwdriver. The easiest way to burn off sulfur is to heat up the pipeline elements with a blowtorch. To regulate the draft in the riser, a metal or asbestos-cement shield is laid on top of the pipe. After warming up the structure, it will not be difficult to disassemble the connections.

The cut elements are carefully pulled out of the floor slabs with a screwdriver, the stuck pieces are knocked out with a hammer. On the cleaned area, mark the places for placing the clips necessary for fixing the pipes in the wall at the wiring points.

Installation of a new pipeline

With the help of special scissors, new pipes are cut into elements of the required length. On the connected sections of the elements, marks are made indicating to what point the connection will be made.

If the neighbors still have metal risers, it is necessary to assess the condition of the metal structure, determining whether it is possible to thread the thread at its end. To simplify the cutting procedure, the end of the pipe is lubricated with machine oil.

The pipe cut along the entire perimeter is trimmed and the tapered bevel is removed using a grinder equipped with a grinding disc

If a metal pipe does not inspire confidence and there are suspicions that it may burst at the moment of creating a load during threading, it is worth doing easier by welding a finished thread of 5-7 turns, or by making a connection using a collet coupling.

It will already be possible to connect to it a threaded adapter for mounting a plastic pipeline.

Metal to plastic is docked by means of a threaded connection using a coupling. Tightening during installation should take place with a slight increase. To achieve this effect, the joints are sealed with linen roll and coated with investment paste. Before putting the adapter on cast iron pipe the joints should be treated with a sealant.

Joining the plastic elements is much easier. The adhesion sites are cleaned and treated with an alcohol composition.

Welding of polypropylene elements is carried out using a welding iron equipped with a Teflon nozzle; the heating temperature should be about 250 ° С

At the same time, both the fitting and the end of the pipe are put on the heated apparatus. Both elements are screwed to the full depth of the nozzles. After waiting for the elements to warm up, both blanks are carefully removed from the nozzle and connected to each other.

Features of connection to wiring

In the place where the vertical pipeline will be connected to the wiring in the apartment, a 32/20/32 tee is installed. To facilitate the installation of the tee, its end is lubricated with liquid soap. The elements are fixed by soldering.

When planning to install a heated towel rail in the bathroom, two additional tees are mounted on the pipeline

An important point: when installing tees, it is preferable not to use a sleeve, but a soldered connection.

Having installed a shut-off valve, check for a leak. If there is none, the assembled structure is fixed to the wall.

To do this, using a building level in the wall, points are preliminarily marked for making holes for installing clips. Fasteners are placed every 100-150 cm.

From the moment of the last connection, the mounted section of the network can be filled with water no earlier than in an hour. To ensure a sufficient level of moisture resistance and sound absorption, the places where pipes pass through the ceilings are concreted throughout the entire thickness. These and other finishing activities are carried out only after structural tests.

The sequence of actions when replacing a steel pipeline with polypropylene:

How to overcook water risers:

There is nothing difficult in replacing an apartment water supply riser. The main thing is to get permission from the housing office and get the consent of the neighbors to complete the tie-in. Observing the installation technology and using high-quality material in your work, you will be able to build a system on your own that will regularly serve for more than a dozen years.

There are no eternal communications, the service life of the heating risers is also exhausted. To replace them, you need to find out what they are, how and what they are used for. New materials are constantly appearing on the construction market - they are easier to install, wear-resistant and reliable. How to choose and replace the heating riser correctly?

Heating riser in the apartment

What is a heating riser

A heating riser is a pipeline that connects the elements of the system and ensures normal circulation of the coolant in heating devices. Risers are available in supply and return. The former dissolve the coolant into radiators, and the latter collect and remove the cooled liquid. In a one-pipe system, a single heat pipe fulfills both functions.

The coolant can move in two directions: from bottom to top and top to bottom. In district heating systems, special expansion joints are installed on the main risers. For an urgent shutdown of the heating system, put shut-off valves.

What pipes are made of

Pipes used in heating systems must withstand high temperatures and severe pressure surges. Several types of materials meet these requirements:

  • steel;
  • copper;
  • metal-plastic;
  • polypropylene;
  • cross-linked polyethylene.

Each of the materials has its own advantages and disadvantages. Steel is strong, withstands a coolant temperature of 95 degrees, but it is expensive, wears out quickly, and is difficult to install. Copper is very expensive, but it serves for several decades, is highly resistant to all negative influences.

When arranging modern heating systems, metal pipes are less and less used. They were replaced by metal-plastic, polypropylene, and polyethylene. Synthetic materials are resistant to high temperatures, pressure and corrosion, have high thermal conductivity, and are well suited for hidden installation.

Polypropylene pipes look neat and aesthetically pleasing

Cross-linked polyethylene is a promising new material on the construction market

Particular attention of buyers is attracted by products made of cross-linked polyethylene. This is an innovative material with which you can assemble an almost permanent heating system. He is not afraid of corrosion, pressure, or high temperatures... Pipes from it are thin and light, but very durable.

The main advantage of cross-linked polyethylene is its high plasticity: it can withstand high loads and quickly takes on its original shape. Thanks to this property, pipes do not flow at the joints, which makes the material ideal for concealed installation. The only drawback is the high cost of the material itself, connecting elements and installation tools.

Features of the placement of risers in rooms

Heating risers are located at the outer walls. If the room is corner, then it is better to place the riser in the corner in order to protect the walls from cooling and dampness. In this case, it is taken into account that the riser:

  • Put simultaneously with heating devices or after their installation.
  • Do not place near flammable materials. At a coolant temperature of 105 degrees, the distance to such materials should be at least 10 cm.
  • In one-pipe systems, the riser is placed 15 cm from the window opening with connections about 40 cm long.
  • If the distance to the heating device is less than half a meter, then it is not necessary to make a slope, and if more, then the slope is made 5-10 mm towards the battery.
  • In houses with multiple floors, the fixings depend on the height of the floors. At a height of less than 3 m, the mounts are not installed. If the height is greater, then the mounts are mounted at half the height of the floor.

How to change a heating riser with your own hands

Most often, polypropylene is chosen for modern heating systems. It is affordable, looks good and has good technical and operational characteristics. For the owner of an apartment in a multi-storey building, it is an ideal option - if the neighbor on top has already changed the heating pipes to polypropylene. If not, then you will have to negotiate with him to connect the riser. If no one lives in the apartment, you will not be able to start the heating system after replacing the pipe.

How to turn off the heating riser before replacing

If the coolant rises in the system from below, the risers are connected in pairs. To figure out which neighbor's riser yours is connected to, go up to the next apartment and see how the jumpers are placed. If the supply of the coolant comes from above, then to turn off it will have to shut off two valves - in the attic and in the basement.

To find the right valve, it is important to correctly determine the entrance, after which the location of the desired one will become obvious. After closing the valve, it is necessary to unscrew the plugs, open the dumpers and wait for the water to drain from the system.

It is important to correctly identify the correct valve in the basement

Replacing metal with polypropylene

If the neighbor has already changed the pipes, then there will be no problems at all. Buy pipes of the same diameter. Cut off the old riser, insert a new pipe into the ceiling and connect to the pipe of the neighboring apartment through the transition sleeve. Next, remove the foil layer from the pipe. Unscrew the old pipe from the radiator and put on the tap. A transition sleeve is installed in it and connected to the riser.

If the neighbor on top has old pipes, agree to install a coupling in his apartment. If it is not possible to find a common language, then you will have to cut off the pipe under the overlap, leaving room for cutting 5-6 threads. The rest of the work is the same as when connecting to polypropylene pipes.

Connecting the reducer and riser to metal pipe under the overlap

Replacing heating risers in an apartment is not particularly difficult. It is best to change them with the entire entrance and contact specialists who are able to perform high-quality installation. It will be much cheaper and easier, because all neighbors will know in advance when they will be held in their apartments. assembly work... This way you can avoid many difficulties and mutual claims.

Video: replacing heating risers in a high-rise building

Each apartment building is served by various engineering networks: heating, gas supply, electricity, cold and hot water supply, sewerage. Some houses are also equipped with a garbage chute, which is quite convenient. In this article, we will analyze such, at first glance, difficult issues related to replacing risers in an apartment. Who is responsible for this, who should repair and replace them, how to replace the risers on their own and other issues.

There should always be free access to the risers, so make repairs in the bathroom with these requirements in mind.

Replacing and repairing risers in an apartment building is entirely the responsibility of the housing management company, to which you pay monthly "maintenance and repairs". If we are talking about an intra-apartment supply, the responsibility for the serviceability lies entirely with the homeowner. This must be taken into account in situations like "flooding" of neighbors: if your faulty liner is to blame, you pay for the damage in full, and if such a situation arose due to the fault of your management company, which is poorly performing its direct duties, then no one has the right to demand anything from you.

According to Art. 161 of the Housing Code of the Russian Federation, the replacement and repair of risers in the apartment must be performed by the management housing company, to which you make monthly deductions (usually this line in the receipt for payment utilities called "maintenance and repair").

There were situations when housing companies told tenants that “there is no money” and offered the option to “chip in” for repairs - in no case start collecting money, but go complain to the housing inspection! In some cases, you can ask for help from the Fund for Assistance to Reforming the Housing and Utilities Sector.

One of the most effective methods to force the management company to fulfill its obligations is to file a lawsuit in court, in which you state your requirements.

The fact that there are debtors cannot be grounds for the management company to refuse to fulfill its direct obligations!

Special knowledge and skills are required to perform plumbing work.

If you live in a private house, then all responsibility for its maintenance and timely repairs lies entirely with you.

How to replace risers in an apartment

Initially, we recommend that you contact your housing management company with a statement to replace the risers. In the application, you must indicate a good reason (for example, an emergency condition) and provide evidence (photographs, if necessary - the result of an independent examination). Draw up an application in 2 copies, hand over one of them to the accounting department or the department that is responsible for accepting applications, and on the second copy, ask the person in charge to mark when and by whom it was accepted. If everything is correct in your statement, the situation really requires replacement of pipes - then the housing office should respond as soon as possible and make renovation work... If not, receive a rejection document, which will explain why and on what basis your application was rejected.

If you disagree with the refusal, do not waste your "nerves" in vain - write a complaint against the director of the management company and contact the prosecutor's office with the documents that you have in your hands (application, photographs, examination results, refusal).

The law does not prohibit homeowners from replacing risers on their own - it prohibits doing this without a permit.

But if your desire to replace the risers is so great, and money is not a pity for your beloved Criminal Code, the law does not prohibit you from taking the initiative. However, the law prohibits doing this without permission. More information about obtaining permission and actually replacing risers is described in the instructions:

  1. Write a statement to the housing office that you, on your own initiative, express a desire to replace such and such risers in your apartment. In the application, you can indicate with what forces you will carry out the repair work: by your own or by a third-party company. The ZhEK must issue you a permit for the production of work and indicate the time interval and date when the replacement can be carried out.

Attention! The service of disconnecting risers is paid. The payment amount is credited to the account of the UK.

Prepare all the tools and materials in advance - this way you will significantly speed up the work.

  1. By this time, you should already have the whole necessary tool and material. Also, you must agree with the neighbors from below and from above about the possibility of access to their apartment for work (for example, for better insertion and joining of pipes).
  • Transfer risers and reshape them;
  • Close risers with static structures (access should be to the riser along the ENTIRE length);
  • Install small plumbing hatches that are completely inconvenient during operation.

Material selection
